New Seasonal Lease 2010 Site ______ April 1st , 2010 to October 31st 2010 Open for camping April 1st (4/15 water on), October 31st (water off 10/15) New Seasonal Rate for 2009: All sites are back in full-hookup (30amp) with cable are $1955.00* -- $600 non-refundable deposit to guarantee the site, and our guarantee that it is taken, remaining balance must be paid off by April 1st 2009. The seasonal fee covers only the lessee and members of his/her immediate family (meaning – husband, wife & unmarried children under 18) and one camping unit per site. Any other people using the camping unit in your absence will be charged the prevailing daily camping rate. A camping unit is defined as sleeping quarters (I.E. van, tent, trailer, trucks, car, etc). Also, the seasonal rate does not include air-conditioner or electric heater. There is a $4 per day fee charged (subject to change depending on electric rates) for use of either one and is payable in the office the day it is used. We reserve the right to meter and charge for any site that is determined to have unreasonable electric consumption. Site care (trimming, leaf pickup, keeping the site tidy, woodpiles, etc) is the responsibility of the lessee. We will mow seasonal sites with the big mowers where we are unencumbered by obstacles (chairs, fences, hoses, etc), time (campground first - seasonal sites 2nd) and weather conditions permit All structures beyond the camping unit and bigger then a bread box, need to be approved by the management i.e. Decks, dining tents, Storage sheds are not allowed; however, waist high Rubbermaid (green/tan) sheds are approved If you make use of tarps during the season please use green only. To keep up with KOA standards we reserve the right to restrict site extra’s and reserve the right to tidy up sites with charge. . Two vehicles will be allowed per site. They must be off the road on your site. All vehicles must display a current car pass. Please do not use visitor lots especially on weekends. Park models, anything other than a trailer or RV are not permitted unless approved by management. We reserve the right to make a determination of acceptable camping units and placement. A Visitor is a person who will be staying with you most of the day or overnight. Visitors will be charged the current extra person rate. Overnight visitors (lessee must be present) must stay in the seasonal camper’s camping unit; otherwise they will be charged the prevailing site fee. It is your responsibility to notify the office of your visitors and pay for them when they arrive. KOA reserves the right to refuse admittance to any visitor. Please insure that all visitors park in appropriate areas (not on vacant sites) and display a visitor tag. KOA rents to the original tenants only, no subletting. Lease agreement is non-transferable with sale of trailer. No seasonal camper will be allowed to operate a business out of this KOA campground. Early refunds/termination will be prorated at the Monthly rate (2008the rate was $650 per month). * Price only valid if in our hands before 04/01/10 with deposit. |
